Air Tightness Test
Also known as the air leakage test or air permeability test, the air tightness test is a mandatory requirement of the amended 2021 Building Regulations, particularly Part L. This regulation applies to all new commercial and non-commercial buildings across the United Kingdom. That’s why it’s important to consult ERI Energy and find out if your property adheres to the current air tightness standards.

What is Air Tightness Testing?
Air leakage testing is the practice of assessing the amount of air escaping through the wall cracks, gaps, or building fabric of your property. This test determines the specific amount of air leakage in cubic metres per sq. metre of your property’s internal surface. At ERI Energy, we recommend having an airtight property as this means less energy loss through the leakage of heated indoor air.
The United Kingdom government initially introduced air tightness testing in April 2002, alongside other Building Regulations. These laws were intended to enforce the environmentally acceptable standards of buildings’ air tightness. Indeed, the legislation was created to lower energy bills, verify the standards of construction materials, avoid condensation problems, and prevent uncomfortable drafts.
How Air Tightness Testing Works
To complete your property’s air tightness test, our team will need to access your property. We can help prepare the building for the test, so all you need to do is schedule a free consultation with an air tightness tester from ERI Energy.
Our air testers will install testing equipment on your main door. This is usually a blower, like a big fan. We will use this fan to pressurise your property and test the pressure difference. The fan will depressurise your property to a pressure of -60Pa or lower. We’ll use an anemometer to determine the internal and external pressure and the strength that the fan must work at to maintain the pressure difference. This way, our technicians can determine the level of air leakage through any cracks, gaps, and the building fabric.
